Minimum Requirements

 
  • Generally, household income should be at least 2x the monthly rent amount in accordance with Colorado law.

    • Exceptions may be made if the applicant provides additional detail on how rent payments will be paid, such as using bank or investment accounts and provides documentation

  • Credit score of at least 670

    • Exceptions for situations like medical or business bankruptcies will be considered — contact Amanda with details about your situation

  • No open bankruptcies or prior evictions

She’ll do the walk-through with you and answer any questions.

Because the properties listed are currently occupied, those who want to tour need to fill out a short, free application before viewing it. The application should take less than 2 minutes to complete.

1. Complete Free Application

Online application form 

After Amanda receives it, she’ll let you know if you should submit the next three documents required to complete your application.

These should be emailed to Amanda (acengel@comcast.net).

Colorado regulations are followed, including not discriminating on the basis of race, color, national origin, religion, sex, family status, handicap, or sources of income.


2. Submit your credit report(s)

Your full report from one of the three major credit reporting agencies should be sent by email (not text) in a single PDF format (not individual single pages or screenshots). This should be from Equifax, Experian or TransUnion.

  • This is more than a cover page with your score. It should detail what accounts are open and balances, as well as closed accounts, with payment history.

  • Complimentary copies can often be obtained from your bank or credit card company. Or you may want to try Credit Karma, which provides credit reports at no charge.


3. Submit your income verification

Applicants:

  • With W2’s - Copy of last 2 paychecks

  • With new positions - An offer letter as well as paycheck from last company

  • Who are self-employed - Last two year-end federal tax returns with social security number eradicated & your business P&L

  • Without regular income source (retired, etc.) - Investment accounts or source of funds

4. Submit your identity verification

Your application will be reviewed very quickly.

If your application is approved, you’ll receive a lease that has been customized to include names, dates, and amounts.

While standard lease terms are outlined below, they can be subject to change based upon your application details. Actual terms will be covered during the application approval process.

The standard process is to execute the lease within 12 hours or less after approval. Execution means both parties have signed the lease and your first month’s rent payment has been made.

The property will be actively marketed until a lease is signed and your first month’s rent is received.

Time is of the essence to execute the lease, once you’re approved.

The lease can be signed electronically. Your first month’s rent payment can be made by cashier’s check in person or by Zelle.*

* Zelle is a money transfer network that includes almost 1,000 banks like Chase, Key Bank, US Bank, and Wells Fargo, etc. It allows customers to move money between different banks without incurring any charges. For details, visit your bank’s website.

Move-in

Once a lease is signed, you’ll receive a welcome package that has all the information that you need to know - how to transfer utilities into your name, trash and recycle days, local cable and internet providers, and more.

Your security deposit and last month’s rent are due before receiving keys for moving into the house.
